For Sale By Owner
Considering FSBO (For Sale by Owner) in North Carolina? Here’s What You Should Know
Selling your home yourself sounds appealing—it avoids a listing agent’s commission and gives you full control. But in North Carolina (and beyond), several key considerations make a big difference. Let’s dive into verified insights to help you decide if FSBO is right for you or if working with a real estate team could be smarter.
1. FSBO Sales Are Rare—and Often Less Profitable
• Only 6 % of home sales are FSBO, an all-time low according to NAR’s 2024 Profile report .
• The median sale price for FSBO is $380,000, compared to $435,000 for agent-assisted sales, a difference of about $55,000.
2. Common Challenges for FSBO Sellers
Top difficulties FSBO sellers face include:
• Accurately pricing their home (17 %)
• Selling within their timeframe (13 %)
• Handling legal paperwork and disclosures (10 %).
Without professional guidance, these hurdles are easy to underestimate.
3. Limited Exposure = Fewer Buyers
• Less than 10 % of FSBO sellers list on MLS.
• Since 9 in 10 buyers work with agents, FSBO homes miss out on a huge portion of potential buyers.
4. Many FSBO Sellers Go It Only with Known Buyers
38 % sell to friends, family, or neighbors often because they already had a buyer lined up.
That explains why those homes may sell quickly and for less than agent-market listings.
5. The Price Gap Often Negates Commission Savings
Even after saving on commission, most FSBO sellers net less than if they used an agent and often tens of thousands of dollars.
Is FSBO Right for You?
It can be, if you:
• Are selling to someone you already know.
• Have prior real estate or legal experience.
• Are comfortable handling pricing, marketing, paperwork, and negotiations.
• Aren’t counting on MLS exposure or agent-led marketing.
When Working with an Agent Helps
For most sellers in NC, partnering with a local real estate team offers valuable advantages:
• Accurate, data-driven pricing and broader marketing.
• Access to MLS and agent networks.
• Professional negotiations, contract handling, and disclosure management.
• Massive time savings and reduced stress.
Bottom Line
FSBO works for a select few but the data shows agent-assisted sales typically fetch $55,000 more and offer smoother, less risky transactions. If you’d like a free FSBO checklist or a consultation on whether full-service approach is best, give us a call. No pressure, just clarity and guidance.

Wake commissioners approve Lake Myra County Park design
Big things are happening for eastern Wake County! The Wake County Board of Commissioners has approved the schematic design for Lake Myra County Park, a project that’s been eagerly awaited by local communities. The first phase of the park will bring a variety of features on both sides of Lake Myra. From a park center with classrooms, offices, and a fishing platform on the east side to picnic areas, restrooms, and parking on the west side. A network of trails, play areas, a disc golf course, wetlands, native plantings, and a major boardwalk across the lake will help connect it all.
This park is set to be a wonderful addition for families and outdoor enthusiasts in Wendell, Knightdale, and Zebulon, creating new ways to enjoy nature close to home.
